Looking for a social distancing vacation? Stay in our Charleston bed and breakfast to avoid crowded larger venues. Our spacious 16 x 20 ft rooms, 40 ft porch, and limited occupancy provides excellent social distancing in a sparsely populated environment. Breakfast in our spacious dining room or on the wrap around porch gives guests many distancing options. All rooms are deep cleaned between occupants and common surfaces sanitized. We request a two week cancellation notice for a full deposit refund. Come visit and stay well!
Tucked away on a quiet residential street in the historic South of Broad neighborhood of Charleston, SC, 15 Church Street Bed & Breakfast is a family home - three generations and counting. Our B&B is only a two minute walk from White Point Gardens (The Battery) at the tip of the Charleston peninsula, and a ten to fifteen minute walk to most restaurants. Our Charleston home offers historic comfortable rooms with luxurious yet understated furnishings and fixtures.
Pride is taken in staying true to the history of the house, curating it with authentic family furniture and works by local artists, thus contributing to its home-like warmth.
Our historic B&B home offers invaluable personal experiences with life-long Charlestonian, Jack Simmons, and his wife, Annelise, who hails from Virginia. During your Charleston, SC vacation, relax on the peaceful side porch and enjoy home-cooked breakfasts (we don’t just throw a doughnut at you), and evening social hours with complimentary fine wine (no cheap wine allowed), craft beer on tap, and imported cheeses. Charleston, SC is a pedestrian friendly town but, if needed, off-street parking is included for no extra fee.
As an added plus to our all inclusive rate, our owner-occupied status exempts us from charging any hospitality taxes resulting in considerable savings over the 13.5% fees required of more commercial venues.

"The 15 Church B & B is THE place to stay in Charleston. We would give it rating of 10 stars if we could. If you are looking for a great Bed and Breakfast with Southern charm this is the place for you. Both Jack and Annelise were warm and charming hosts. They were very welcoming and full of information about the city. We stayed in the Rose Room and it fit our needs perfectly. The bedroom was spacious with a comfortable bed, very quiet, large bathroom and great pillows. The delicious breakfast was served at the communal dining table. We thoroughly enjoyed the Charleston social hour and to have the chance to talk with Jack, Annelise and the other guests. Conversation seems to be a rare commodity these days. The B&B is in a great location, a easy walk to downtown, and a myriad of restaurants. If you have the opportunity to stay here you are very lucky indeed. We highly recommend 15 Church Street B&B and would definitely stay there again."

Spacious, clean room and bathroom. Upper floor “Pink” room. Excellent breakfast with homemade recipes. Happy hour social at 6:00. Welcoming and helpful hosts spent time with guests finding sites and restaurants. Staff was friendly and helpful as well. Quiet street near harbor. Highly recommend.

The only thing that can make a visit to Charleston better, is a visit with Jack and Annelise at 15 Church Street. What a wonderful time my daughter and I had for our girls' getaway! From the scrumptious breakfasts, the afternoon wine and cheese breaks - to the absolutely delightful porch-sitting conversations with our hosts and the lovely guests - it was a perfect trip from start to finish. And let's not forget Frannie, Clarence and Drifter - the best lab and cats combo around! : ) The wonderful location makes it easy to walk almost anywhere you'd like to go, and Jack and Annelise are wonderfully knowledgeable on all things Charleston. Our accommodations in the Rose Room were so comfortable, quiet, and inviting. We truly didn't want to leave...but know we'll be back. A Charming Bed and Breakfast in Beautiful Charleston
This time last week ( September 5-7, 2021), we had the good fortune of spending two nights at 15 Church Street. The house itself is a classic Charleston architectural gem ... its exterior and interior are aesthetically delightful. Our domain was the Rose Room, which is situated on the top floor with a splendid view of the water and rooftop vistas. This room had its own bathroom, as does its neighbor, the Blue Room. We had the opportunity to see the carriage house, which is also an architectural beauty and spacious enough for a group or family. Breakfast was offered at flexible times. The menu consisted of such items as: bacon and eggs, fresh fruit and croissants, as well as other homemade regional dishes. Our favorite time of the day was at the cocktail hour in which we enjoyed a glass of wine or beer with our host and hostess on their lovely porch. This property is well situated for walkers in that it is within an easy stroll to King Street, The Battery, many restaurants ... and it is located right within the heart of the South of Broad neighborhood, which exudes classic Charleston charm and grace. There is an interesting dog on the premises ... but I'll let Jack and Annelise explain about Juliette. Thank you truly for a memorable stay.
