Concerning Corona Virus:  Stay with us and avoid crowded larger venues. Our spacious 16 x  20 ft rooms, 40 ft porch, and limited occupancy provides excellent social distancing in a sparsely populated environment.  All rooms are deep cleaned between occupants and common surfaces sanitized.

Tucked away on a quiet residential street in the historic South of Broad neighborhood of Charleston, Fifteen Church Street Bed and Breakfast is a family home - 3 generations and counting. Our B&B is only a two minute walk from White Point Gardens (The Battery) at the tip of the peninsula, and a ten to fifteen minute walk to most restaurants. The house offers historic comfortable rooms with luxurious yet understated furnishings and fixtures.

Pride is taken in staying true to the history of the house, curating it with authentic family furniture and works by local artists, thus contributing to a home-like warmth.

Relax on the peaceful side porch and enjoy home-cooked breakfasts (we don’t just throw a doughnut at you), free parking, and evening social hours with complimentary fine wine (no cheap wine allowed), craft beer, and imported cheeses. Our home offers invaluable personable experiences with life-long Charlestonian, Jack Simmons, and his wife, Annelise, who hails from Virginia.

As an added plus to our all inclusive rate, our owner-occupied status exempts us from charging any hospitality taxes resulting in considerable savings over the 13.5% fees required of more commercial hotels, inns, and lodges.

As online calendars are not always accurate, please call us if we appear to be full.  We are happy to accommodate families!

The Phillips-Yates-Snowden House c. 1842 at 15 Church Street Charleston, SC 29401: The family home of Dr. & Mrs. Jack W. Simmons, Jr., the property was originally owned by Captain Timothy Phillips during the Revolution. The Yates family constructed the present house in the early 1840’s and it served as a hospital during the Civil War during which time it was struck by four cannonballs, two of which are now mounted on the gate posts. It is notable for its Adam style interior paneling by craftsman Thomas Pinckney and ironwork by Charleston iron-wright, Philip Simmons, his most recent addition (1998) being the gate leading to the ground level room. The Earthquake of 1886 leveled the 4th story, which was rebuilt with a Mansard roof. Subsequent to this, the structure was reinforced with "earthquake rods", bolts running through the house between the exterior walls. Almost 100 years  later, in bringing the structure up to code, this same technology was used with the addition of nine more bolts.
